Break-even is the point when the buyer's net housing cost — total cash spent minus equity built — dips below the renter's cumulative rent paid. Before that point, the renter is ahead in cash terms.

What's included

Buying costs: mortgage P&I, land tax (BRA improved residential scale), maintenance, insurance, and one-time closing costs (legal fees + VAT, appraisal, stamp duty). Equity is tracked via principal repaid.
